Action Management of Gainesville, Inc. is a full service Real Estate firm founded in 1992, to provide quality service to Gainesville investors. Action Real Estate Service offers quality property management/association management/sales services to clients who own property in the greater Gainesville area.

We use our many resources and years of expertise in the Gainesville marketplace to provide quality service to our clients. Our goal is to provide the greatest return possible on your real estate investment. This approach involves a continuing investment in and maintenance of the property in order to maintain a quality condition that makes the property easier to rent at top dollar. This also creates long-term appreciation that will hopefully provide a nice payoff at time of sale. Our system will provide you with a smooth and hassle-free transition using the following services to create an income-producing property with increased sale values:

· Complete resident screening, including credit reports, criminal history, eviction history.
· Potential tenants view the property only while accompanied by Management. We won’t check out keys under any circumstances!!!
· Rent collection
· Handling all maintenance requests and emergencies
· Paying all vendors (Utilities, Cable, etc.)
· Paying all association & condo fees
· We deal at arm’s length (directly) with all tenants on your behalf (tenants do not know
who the owner is unless YOU want them to!)
· Fully computerized accounting system to handle all income and expense entries to assure you of
accuracy for every invoice sent to you.
· Administrators for all sites to handle any immediate need of the owner or tenant – in many cases these administrators will actually reside at a complex.
· Honest and reliable service.

WHAT WE DO AS A PROFESSIONAL MANAGEMENT COMPANY

· Establish the rental and sale value of your property through a FREE comparison appraisal service.
· Promote and advertise your property. We will list your property with some of the LARGEST locator services in Florida. This assures that only professional service is used in every facet of our work.
· Showing your property and screening tenants. We work very hard to get you the best tenants. We abide by all FAIR HOUSING REGULATIONS.
· Direct all work crews that provide services to your property, i.e. maintenance, lawn, pest control, etc.
· Collected rents and deposits are held in an ESCROW account for your property in accordance with Florida Law.
· Each month you are provided with a “Net Production Invoice” of your property, accompanied with a check for the total net proceeds of your investment. This does not always mean that owners will receive a positive cash flow on a monthly basis. Please understand that there will be vacancies, but we will work hard to make those periods as short as possible.

WHEN WE PERFORM FOR YOU!

· Rent is due on the 1st of every month, and is late on the 3rd.
· We complete Late Rent Reports on the 3rd of the month and make all necessary contacts.
All of our units will have Parental Guarantors for any student renters to assure prompt payment if their child is delinquent. We proceed to legal postings as necessary on behalf of the owner within 3 days.
· On the 10th of the month we pay all fees due to vendors, creditors, and associations.

Standard Property Management Services:

·Conduct initial inspection for use in determining unit condition and market rate
·Advertise property: print, web, MLS
·Meet prospects and demonstrate property
·Screen applicants: credit check, eviction history, criminal record
·Complete lease agreements
·Collect all fees
·Collect monthly rents
·Facilitate maintenance
·Post notices
·Mail monthly statements to owner on or before 20th of each month
·Conduct move-in and move-out inspections
·Facilitate unit turnover
·Complete accounting for turnover
·Mail year end statement to owner

FEES:

·Based on property, generally 15% of monthly rent. ($75 minimum)
·$100 start up fee, due at agreement signing for: advertising, initial inspection, administrative set up (if unit is already occupied, then $50)
·$50 renewal fee, charged at each lease renewal

Optional Services:

·Send copies of receipts with monthly statement, $15
·Re-issue of monthly statement, $25
·Professional witness, appear in court, etc. $50 per hour
·Property inspection to determine: maintenance needs, market value, etc. (full report, w/ pictures included), $75
·Insurance settlements, $50 per hour
·Non-management agreements: our fee is one month’s rent for placement services (advertising, tenant screening, collecting deposits, lease signing and move-in inspection).
·Use of Relocation Services, i.e. Apartment Hunters, Gainesville Apartment Finders, etc; can be upto 50% of one month’s rent for additional advertising to attract prospective tenants.
·We also recommend that the exterior of the property be power washed annually and the caulk and paint be refreshed at that time. In addition, an annual service of the heating and cooling system will help to extend the life of the equipment and prevent unexpected breakdowns. We will be happy to arrange for these services.
